PRICING FOR RESIDENTIAL PROPERTY (INCLUDING VAT)
DISBURSEMENTS

Mortgage Fee:

·        Fee for acting for mortgage lender: £210.00 (if mortgage under £500,000.00)

·        Fee for acting for mortgage lender: £300.00 (if mortgage £500,000.00 – £999,999.00)

·        Fee for acting for mortgage lender £450.00 (if mortgage £1,000,000.00 or over)

·        Buy to let mortgage add an additional £120 to above fees

·        Fee to redeem mortgage £120


Re-mortgage and Transfer of Equity:

Re-mortgage only, minimum fee of £600 but, if this is coupled with a Transfer of Equity, the minimum charge is £900. A Transfer of Equity alone, without a re-mortgage, is £600.


Deed of Trust:

Simple Deed of Trust completed at the same time as the purchase: £360.

More complex Deed of Trust: up to £600.

 

Bank transfer administration fee: £36.

Help to Buy ISA administration fee: £60.

In relation to expedited transactions, i.e. require exchange within 28 days of receipt of papers, an extra £300 expedition fee is charged.

GUIDE TO BUYING AND SELLING
We work to simplify conveyancing transactions for our clients. The process is briefly outlined below. Whatever the procedure there may be legal problems with a particular property which have to be dealt with on an individual basis. There are also additional matters to be dealt with if the property is leasehold.

Selling

• We obtain a copy of the title to the property and prepare a contract.

• You complete the Property Information Forms and a Fixtures and Fittings List.

• We send the draft Contract, copy title documents, Property Information Forms and Fixtures and Fittings List to the Buyer’s Solicitors.

• The Buyer’s solicitors ask any additional enquiries, approves the Contract and carries out searches.

• The Buyer should arrange their own mortgage application and survey.

• We deal with any enquiries.

• The Buyer’s solicitor reports to the Buyer with the Contract to sign.

• We send you the Contract and Transfer to sign.

• Once all enquiries have been dealt with and any mortgage offer issued, contracts are exchanged, the deposit is paid, a date is fixed for completion, and you and the Buyer commit yourselves to complete the transaction.

• The Buyer’s solicitor obtains the mortgage money and asks the Buyer for any balance necessary to complete.

• The sale is completed once we receive the full sale price.

• You move out. The Buyer moves in.

• The Buyer’s solicitor pays any Stamp Duty Land Tax due and registers the transfer at the Land Registry.

Buying

• The Seller’s solicitor obtain a copy of the title to the property and prepare a contract.

• The Sellers complete the Property Information Forms and a Fixtures and Fittings List.

• The Seller’s solicitor sends the draft Contract, copy title documents, Property Information Forms and Fixtures and Fittings List to us.

• We investigate the title and ask any additional enquiries, approve the Contract and carry out searches.
• You arrange your own mortgage application and survey.

• The Seller’s solicitor deals with any enquiries.

• We do a written report to you with the Contract and other relevant paperwork to sign.

• The Seller signs the Contract and Transfer.

• Once all enquiries have been dealt with and any mortgage offer issued, contracts are exchanged, the deposit is paid, a date is fixed for completion, and the Seller and you commit yourselves to complete the transaction.

• We obtain the mortgage money and ask you for any balance necessary to complete.

• The sale is completed when the Seller’s solicitor receives the purchase price.

• The Seller moves out. You move in.

• We pay any Stamp Duty Land Tax due and register the transfer at the Land Registry.


Timescales

For any transaction, the timescales re subject to change, depending on when your offer is accepted and other factors involved, such as:

• Number of parties in the chain
• Whether you are getting a mortgage
• Whether you request a lease extension for a leasehold property
• Whether the searches flag up any issues
• Whether your survey shows up any issues
• The nature and extent of enquiries
• Whether the property is new build or involves the grant of a new lease

An average transaction will take between 4-6 weeks to reach exchange of contracts and on average there is usually 2-4 weeks between exchange and completion.
